Pre-applications

Pre-application advice is something that can be done before preparation and submission of a full planning application to ‘test the water’ and get some advice to help smooth the process. Pre-application advice can be a really helpful tactic before preparing your proposal for formal submission and may highlight issues with it at an early stage (including what you need to submit with your application) saving you time and money in the long run.


Such pre-application advice can provide an opportunity to get an understanding of:

  • whether there seems a reasonable chance of getting permission;
  • the national and local planning policies that will apply to your proposal;
  • whether there will be a need for specialist input (for example, listed buildings, trees, ecology or archaeology);
  • what documents the Local Planning Authority may need to make the application valid; and
  • whether any sites specific matters need to be addressed (such as design, noise or highways) as part of the application.

This can be a really valuable exercise before embarking on a full application and it is often a wise move.
