Change of use planning is often required when it is proposed to alter the purpose (or use class) of a building or piece of land. Although there are a number of exceptions where permission is not required as the change of use is covered under permitted development/prior approval. The Government has recently made a series of changes to permitted development to seek to enable economic development. However, the outcome has been something of a complicated muddle in some areas. It also depends on the last historic permitted use of the site, which can be ambiguous. It is always best to seek expert advice, such as from Roseland Planning who can cut through the muddle and plot the best way forward.
If in doubt give us a shout.
A change of use on a piece of land that is currently free from built development will generally require planning permission. Roseland Planning can advise on the best steps to increase your chances of success with an application, then help prepare, submit and manage the application on your behalf.
Even where your proposal does benefit from permitted development rights, generally you will still be required to submit an application to the local planning authority to determine whether prior approval is required, before the development can proceed. Roseland Planning can advise and take care of this process for you.
