Planning appraisals / feasibility studies

The planning system can be complicated, is locally specific and is fast-changing. So before embarking on the planning process, a planning appraisal / feasibility study could be a worthwhile first step which will save time and money in the long run.


If you own some land or property or have one in mind, a planning appraisal will assess the development potential of that site by analysing your site’s opportunities and constraints, delving into the planning history, assessing relevant national and local planning policy and case law and researching local precedents. 


If you have a development proposal in mind, a feasibility study will assess the feasibility of the idea for that site and assess the likelihood of obtaining a planning consent for it.

The output will be a thorough but clear and concise report setting out the findings from the appraisal / study, concluding with a realistic assessment of the site and the proposal and clear recommendations for the best way forward. The report will set out both the current and future development potential providing an honest and realistic prospect of obtaining a planning permission to enhance the value of the site or buildings. 


Examples of where planning appraisals are ideal include:

  • To test the potential of a parcel of land for a new house (dwelling) or dwellings.
  • To explore the potential of a site.
  • You’d like to build a new dwelling or convert rural buildings to residential use within the Open Countryside or Green Belt.
  • If you have an idea for a development proposal but don’t know where to start or how much the planning process will cost and how long it will take.
  • To identify alternative uses for sites or buildings which may be more profitable.
