I am extremely well placed to advise on affordable housing matters, with 12 years experience working for a local authority in the south-west where I co-authored affordable housing policy and was responsible for negotiating on behalf of the Local Authority on affordable housing quantum, mix, tenure, layout, economic viability and S106 obligations on developments from 10 - circa 1,000 homes. I also have extensive experience of economic viability appraisals and negotiation including at appeal hearings.

I have worked extensively with Registered Providers (RPs) to deliver funded programmes of new build affordable homes and carried out an enabling role on a range of sites from brownfield land to rural exception sites. I therefore understand fully the challenges and complexities faced by RPs from community consultation to commercial considerations.
I have a successful track record of bidding for and securing Homes England funding to bring Government investment into Cornwall and deliver new homes.

I have direct experience of delivering new-build affordable homes. Undertaking all activities across a programme of new-build housing developments from site finding and feasibility assessments, undertaking viability appraisals, preparing and submitting pre‑apps and planning applications through to achieving planning, construction and completion.
A forte was successful community and Parish Council consultation to ensure planning was gained as smoothly as possible.
My schemes delivered significant numbers of new affordable homes , including specialist supported housing schemes for homeless clients. I therefore have a demonstrable practical experience of getting affordable homes built.
