About Roseland Planning

Roseland Planning is a small, independent planning consultancy based on the Roseland Peninsula in Cornwall. Because we’re small, we offer a genuinely personal, tailored service — independent, approachable and focused entirely on what you need. Being a new consultancy, we bring a fresh approach and a positive, cheerful outlook, backed by deep experience.


We provide specialist planning, affordable housing and development advice across Cornwall and the South West, combining technical expertise with a practical, problem‑solving mindset.

About Chris

I’m Chris, a qualified town planner with a Masters in Spatial Planning and over 18 years’ experience across planning policy, development management, affordable housing, viability and housing delivery — most recently here in beautiful Cornwall.


I’ve worked on both sides of the planning system: determining applications for local authorities and preparing and submitting applications for developers, architects, landowners and community groups. I’ve delivered new‑build housing schemes, secured Homes England funding, negotiated S106 agreements, led viability reviews and supported community‑led housing groups. That breadth of experience means I understand the planning process from every angle — policy, politics, delivery and viability — and how to balance commercial, economic, social and environmental considerations.


Whatever your project, I bring specialist knowledge, a can‑do attitude and a calm, down‑to‑earth approach to maximise your chances of success and ensure planning doesn’t become a barrier to what you want to achieve.

My approach to planning

Positive

Good planning and good design should lead to positive outcomes. Too often the process becomes overly complicated or adversarial, when in reality it should be collaborative and focused on delivering high‑quality development that brings aesthetic, economic or social benefits.

Colabarative

I work in a friendly, optimistic, pragmatic and colabarativeway, aiming to break down the ‘them and us’ between applicants and the Local Planning Authority. I communicate in plain English, demystify the process and remove as much worry and hassle as possible for my clients.

Straightforward

From your point of view, planning should be simple: an application is submitted and the outcome is either an approval or a refusal. You can trust Roseland Planning to take care of everything in between — and to do everything possible to secure that approval.


I also understand that planning is expensive. Council fees are high, and my time is your money. I work efficiently, give honest advice and focus on achieving the best value for your project. Whether your scheme is big or small, I give it the same attention to detail and care.

Cornwall specialist with nationwide availability

The consultancy is based in Cornwall, and specialises in Cornwall, Devon, Somerset and the South West. Cornwall has its own planning culture, politics, landscape sensitivities and local nuances. I’ve spent more than a decade working within this environment — from major urban extensions to rural exception sites, AONB schemes and community‑led housing from policy, to development management to affordable housing delivery. That local knowledge sits at the heart of Roseland Planning. 


However, I take on projects nationwide working remotely and apply my in-depth knowledge and experience to developments across the country. 


Fees

My fees are transparent from the outset and after a free initial, informal consultation (or just a chat) I’ll provide an estimate and we can discuss whether your project works best as a fixed price or whether you’d prefer to pay by hourly or daily rate.


My rates are very competitive and because we’re a small company working from a home office our overheads are very low so we may be cheaper than some of the larger consultancy firms. 


Contracting availability

Alongside consultancy work, I also undertake short‑term Principal‑level planning and housing contracts for local authorities and housing providers.
